STRATEGY
In Vietnam’s real estate market, brand marketing has long been caught in a fundamental paradox: products designed for people are often evaluated through impersonal, financially driven metrics such as return on investment, geographic coordinates, project scale, or the number of amenities. This growing “financialization” of housing has gradually stripped away the deeper emotional and human meaning of a home, reducing it to a transactional asset rather than a place of belonging. As a result, real estate brands have become increasingly indistinguishable, competing on similar features and value propositions. At the same time, a new generation of homebuyers is emerging—one that seeks more than just physical attributes, prioritizing quality of life, emotional connection, and long-term well-being. Recognizing this shift, Văn Phú identified a strategic opportunity to redefine its role in the market by repositioning itself as a “Human-Centric Real Estate” brand. This new positioning reflects a holistic philosophy that places people at the heart of development, measures success through the quality of living experiences, and commits to sustainability as a guiding principle in every project and community it creates. However, the challenge was significant. The concept of “human-centric living” is inherently abstract and academic, making it difficult to communicate effectively within the fast-paced, attention-driven environment of social media, where content must be simple, engaging, and instantly relatable. The campaign therefore needed to go beyond merely announcing a new positioning. It aimed to translate this philosophy into emotionally resonant storytelling, spark meaningful conversations, and challenge conventional perceptions of what defines a truly livable home—ultimately shifting audience mindsets and redefining expectations within the category.
INSIGHT
For many Vietnamese people, a home is a living entity that nurtures memories and connections. However, as urbanization accelerates and discussions around real estate increasingly revolve around price, investment value, and amenities, the emotional meaning of a home is gradually fading. People fall into a state of “constant change” — emotional instability among lifeless blocks of concrete. In a world full of uncertainty and a real estate market saturated with profit-driven promises, what people truly desire in a living space is a “psychological anchor” — a space that remains constant in emotional value, where they can truly belong. The campaign uncovered a deep paradox in consumer behavior: while reach was skewed toward men (64.6%) — those who are more interested in investment attributes — conversion and deep engagement were concentrated among women, who are directly seeking “human-centric” values for their families, including connection, peace of mind, and a living space that truly “understands” its users. This demonstrates the effectiveness of the message, as the campaign successfully reached and convinced the key decision-makers — the “gatekeepers” in choosing a home.
CREATIVE IDEA
“Human values remain constant amidst a constantly changing world” served as the central creative idea of the campaign, acting as a declaration that goes against the market’s prevailing pragmatic mindset. While most real estate brands continue to evaluate the value of a project through familiar metrics such as floor area, project scale, or the number of amenities, Văn Phú introduced a new reference framework that breaks away from traditional valuation: the “human-centric metric.” Under this new “metric,” the value of a living space is no longer measured by “square meters of construction,” but by “square meters of happiness” — where living environments can nurture a sense of belonging, everyday happiness, and meaningful connections between people and their surroundings, as well as among individuals themselves. Through this approach, the campaign brought to life the philosophy of “Human-Centric Real Estate,” emphasizing that in a constantly changing world, human values remain the most enduring standard for defining a truly livable home. This idea was implemented through three main content pillars — Connecting Spaces, Connecting People, and Connecting Communities — each telling different stories about how living environments can nurture individual well-being, strengthen family bonds, and build sustainable communities. The boldness of using a human-centric philosophy to “challenge” traditional physical metrics generated a strong wave of discussion, helping the brand move away from the rigid image of a real estate developer. The campaign reached 17.4 million people, generated more than 2.5 million social interactions, and achieved an engagement rate of approximately 12% (significantly higher than the industry average of 2–5%).
CONNECTION PLAN
This campaign was executed through an integrated marketing communications ecosystem, with Social Media at its core, transforming an academic philosophy into a cultural conversation about living.Phase 1: Teasing – “Hacking” perceptionVăn Phú posed an open question: “What metric do you use to measure a home?” across a nationwide LED/LCD system. This question prompted the public to pause and reflect, laying the foundation for a shift in reference from physical to human values. The teaser TVC achieved impressive view-through rates on Meta (>73%) and YouTube (>64%).Phase 2: Booming – Multi-layered storytellingThe master TVC, with a cinematic style, recreated moments of “everyday happiness,” reinforcing the message “Human values remain constant amidst a constantly changing world.” The campaign was amplified through PR on major media platforms (VnExpress, CafeF...) and social media. The combination of expert and lifestyle KOLs (such as architects, urban planners, and real estate experts) and online communities helped “popularize” the concept of human-centric living, turning advertising into multi-dimensional discussions. The content ecosystem revolved around three pillars: Connecting Spaces, Connecting People, and Connecting Communities. With more than 60 pieces of content, the campaign generated 1.24 million views and over 51,000 buzz mentions.Phase 3: Gamification – Personalizing the experienceThe activity “A living space that understands and loves you” allowed users to explore their ideal home based on personal traits. With 58,000 visits, this activity not only created social proof but also enabled the brand to collect more than 6,500 high-quality customer data points organically.Phase 4: The Peak – Physical touchpointThe art exhibition “Touching Human-Centric Values” at the Opera House served as the perfect finale, converting over 5,300 registrations into actual visitors through Social Ads (Geofencing). At the event, the public became storytellers, voluntarily spreading the brand philosophy through artistic check-in content, helping Social Buzz exceed expectations by 171%.
